誰才是真正的王者?

比較下列兩個個案:
個案1:A君僅有一個價值300萬元的房產及持有現金100萬元
A君把這個房產用來自住。

個案2:B君擁有兩個價值200萬元的房產
B君把其中一個房產用來自住;另一個房產用以出租,每月收租5,000元(即年回報3%)。

(註:不計入他們的其他收入)

如何?A君還是B君面對的情況較佳?

哪些資產才是真正的王者?是不動產嗎?抑或現金呢?兩者皆不是!現金流才是。

the 1 M Cash can go to buy bonds or REIT investment which also can get 4% return wor....

You can not deny that buying bonds or REIT does bring you a cash flow return.

Asset is anything bring you +ve cash flow, so rent a flat and cash are also a kind of cash flow...so your question A君還是B君面對的情況較佳? seems want to mean that the 1M cash cannot generate cash flow while the flat can...

Case A or B is just an example.

Cash is cash, not cash flow. House is house, not cash flow also.

Either cash or house can not generate cash flow except you make them a transaction once.
